Conduct Rent Review

Summary
State based legislation will guide you on increasing/decreasing the rent during the tenancy renewal process. You will need to conduct your own investigations regarding appropriate rent and then update the Rent Schedule in Property Tree.

Rent Review Report
To generate a list of Tenancies due for Rent Review go to:
- Trust & Reports > Tenancy > Tenant Rent Reviews
- Select a trust (if applicable)
- Select Portfolio
- Select Rent Review Date format you wish to report based on
- Tenancy Type : Current
- Select a Property Type
- Enter a Date Range
- Click on Search
You can then export the results of this report by click on the ellipses (...) to the top right of the search results and select an export option. Here you can also opt to add or remove columns.
Enter Revised Rent
To add a rent change go to:
- Tenancy Profile > Lease & Rent Tab > Rent Schedule
- Click the + icon to the top right of this section
- Choose the Effective date that the new rent commences on. Dates either a yellow box around them indicate dates to keep the rent on the current cycle
- Enter the amount of the new rent
- Select the rent period (frequency)
- Click Save
The Effective period showing as Current, is the rent the tenant will continue to pay up to the end date of that Schedule. The new Rent Schedule commences from the Effective date shown in green.
Record Rent Review Conducted
The next step needs to be completed, even if you are not changing the rent or payment frequency.
On the Tenant Profile go to:
- Lease & Rent Tab > Lease & Rent Information
- Click on the edit pencil to the top right of this section
- Update the Last Rent Review date (the date you conducted the review)
- Update the Next Rent Review date (the next time you will need to conduct a rent review).
- Click Save
