Understanding the Tenancy Rent Summary

Summary
The Tenancy Rent Summary report summarises tenancies for each rental period. It includes a rolling arrears total for each period paid, until the tenancy vacate date is reached.
The purpose of this report is to historically show how far ahead / behind the tenant has been during the lifetime of the tenancy by including the receipt in the period it was paid, it shows that the tenant was paid ahead at that point in time.
Note: The summary does not display rent paid for a period, but the rent paid during that period. It is a summary of the tenant ledger with the rent transactions only, grouped/totalled by the transaction date. The only exception to the rule is when a transaction is made before the rent start (i.e. before the first rent period), that transaction will be included in the first period line.
Understanding the Tenancy Rent Summary Report
Access the Tenancy Rent Summary report through the Trust & Reports page.
- Trust & Reports > Tenancy > Tenancy Rent Summary
On the Tenancy Rent Summary Report, you will see the below information:
- Due Date - Date of rent due date
- Period From - Start date of the rent period
- Period To - End date of the rent period
- Amount Due - Rental amount due on this particular date
- Amount Paid - total of rent transactions made during the date range of that period, but not necessarily for the period. Note a transaction includes cancellations, refunds, etc. This removes the issue of history being changed, since a cancellation will appear against the period where it occurred, rather than altering the amount on a previous period line
- Date Paid - Date the rent was receipted and paid into the Trust Account during the period dates Date and represents the last rent transaction date (if several) made during that period
- Arrears - Arrears amount, which rolls over to the following period with an accumulated amount at the bottom of the report
- red negative amount: Overpaid rent in that period
- Black amount: actual Arrears in that period
- Dash (-): No Arrears in that period
Note: The Tenancy Rent Summary has been designed to the New Zealand Tribunal requirements specifications but can be adapted for use in Australia providing the arrears column logic is understood.
